The Flats at Sandy Spring consists of 56 units created through the adaptive reuse of two existing three-story elevator-serviced lowrise buildings and one two-story walkup building, originally constructed in 1977. These buildings were previously occupied by various commercial uses and have now been repurposed to offer affordable housing for active adults ages 62 and older. The Flats at Sandy Spring includes 14 studio units, 34 one-bedroom units, and 8 two-bedroom units, all reserved for individuals and families earning up to 60% of the area median income (AMI).

The community offers a variety of amenities such as a clubhouse/meeting room/community room, a central courtyard, an exercise facility, central laundry, on-site management, picnic areas, and recreational spaces. These amenities have been designed to foster a comfortable living experience for all residents.
