The conversion of a nearly 100-year-old tannery complex into a mixed-use, mixed-income historic development in downtown Sheboygan, Wisconsin. The project includes 118 one- to four-bedroom loft-style apartments and 8,700 square feet of commercial space. With interior parking and ample shared amenities, Badger State Lofts serves low- and middle-income families, with units reserved for households earning 50%–70% of the area median income.

Reactivating a largely vacant industrial complex, Badger State Lofts is a key part of downtown Sheboygan’s revitalization and a catalyst for the City and County’s Innovation District master plan — a live-work-play hub for innovation, entrepreneurship, employment, and education.

Badger State Lofts was made possible through funding awarded from 4% Federal and State LIHTC, Federal and State Historic Tax credits, awards from the Wisconsin Housing and Economic Development Authority (WHEDA) including Capital Magnet Funds and Tax-Exempt Bonds, City and County EPA Grants and TIF Financing.

Northwood Apartments
Northwood Apartments is a 72-unit affordable housing community undergoing a comprehensive rehabilitation in Milwaukee, Wisconsin. Originally built in 1971, the redevelopment focuses on preserving long-term affordability while enhancing quality of life for residents earning between 30 and 60 percent of the Area Median Income (AMI). The community features fully renovated apartment homes with modern finishes, including new granite countertops, cabinetry, stainless steel appliances, and new flooring throughout.

Exchange@104 is a mixed-use, mixed-income community in a nearly 100-year-old historic building that once housed the Commercial National Bank, located in Fond du Lac’s South Main Street Historic District. The property now offers 48 modern one-, two-, and three-bedroom apartments, with 44 units reserved for households earning 30%, 50%, and 60% of the area median income, giving preference to military veterans (four remaining units are market-rate). KCG partnered with the Wisconsin Preservation Fund, Excel Engineering, and Commonwealth Construction Corporation to redevelop the second through eighth floors into apartments while maintaining the ground floor for retail tenants.

The Meadowlands
The Meadowlands is a mixed-income multifamily development in Madison, WI. Located on the East Side of Madison, the Meadowlands is one of the first developments of the new commercial corridor off of Milwaukee St. KCG worked with the City to develop the Meadowlands as part of their comprehensive strategic plan for strengthening the East Side of Madison. The Meadowlands is a combination of 218 multifamily apartment units and 7 townhomes. The project includes a variety of community amenities and has a reserved office space for a community partner to operate onsite.
