Urbana at Hioaks is a 216-unit affordable multifamily new construction project in southwest Richmond, two blocks from Chippenham Parkway and Midlothian Turnpike. The community offers access to downtown Richmond and Chesterfield County via Hioaks Road and Carnation Street, with access through a reciprocal easement agreement with the City of Richmond.

The community includes one-, two-, and three-bedroom units in five three-story garden-style buildings and a four-story, elevator-serviced building. A clubhouse with leasing and management office, fitness center, entertainment space, and business center serves as the community hub. Residential buildings and the clubhouse are organized around two outdoor amenity spaces with 6.9 acres of open space. A continuous ring road provides off-street parking and buffers the community from neighbors.

All units feature open concept layouts, private balconies or patios, and washer/dryer hookups. Apartment homes are reserved for households earning up to 60% of the area median income, supporting the City’s affordable housing goals. Urbana at Hioaks was made possible through funding awarded from 4% Federal LIHTC, and Tax-Exempt Bonds.
