Lofts at Globe Mill is a mixed-use, mixed-income, adaptive reuse project in downtown Utica, New York. Located at the corner of Court and Stark Streets, the site and its two main buildings are home to the former Globe Woolen Company Mills – a historic mill complex dating back to the late 1800s. Preserving the site’s historic character, KCG’s redevelopment of the property transformed the existing buildings into 149 one-, two-, and three-bedroom residential units with approximately 9,500 square feet of commercial and office space. The residential units are set aside for households earning 50%, 60%, and 90% of the area median income.
Due to residual soil contamination associated with the mill’s prior use, the property is formally registered under the State’s Brownfield Cleanup Program. KCG developed a comprehensive environmental remediation plan multiple state agencies to address and prevent hazards to the public and repurpose this historic location. These efforts qualified the project for state Brownfield Redevelopment tax credits. Redevelopment of Lofts at Globe Mill was made possible with those credits, 4% Federal and State LIHTC, Federal and State Historic Tax Credits, Tax-Exempt Bonds, and NYSHCR New Construction Program Funds.
