Wimberly Manor is a 73 unit, mixed income community for those ages 55 and over in Winder, Georgia. KCG’s second community in Winder is a partnership with the Winder Housing Authority (WHA), pairing KCG’s sustainable senior housing options with the WHA’s vast array of programs and services. Wimberly Manor will provide residents immediate access to the adjacent Wimberly Center for Community Development – an award winning social services center run by WHA that hosts dozens of civic organizations, a community garden, commercial test kitchen and much more.
On site, residents will benefit from a host of supportive services and activities. Routine preventative health care screenings in partnership with the Barrow County Health Department, healthy eating and wellness programs, a community garden and on-call transportation will all be available. To foster community integration, some resident activities will be blended with the local Boys & Girls Club and other Wimberly Center programs.
This community would not have been possible without the support of our development and financing partners. The financing includes a Freddie Mac Forward Loan originated and serviced by Merchants Capital, a construction loan and equity bridge loan from Merchants Bank of Indiana, and an equity investment from Alliant Capital in the 9% Federal Low Income Housing Tax Credits and Cabretta Capital in the 9% State Low Income Housing Tax Credits. Additionally, we would like to sincerely thank our partners at the Georgia Department of Community Affairs for their determination of Federal and State Low Income Housing Tax Credits for the project.
