AP Lofts

Located in Buffalo’s Larkin District, AP Lofts at Larkinville is a mixed-use, mixed-income community involving the historic adaptive reuse of a former Atlantic & Pacific Tea Company warehouse. Offering 147 loft-style apartment homes, two stories of interior mezzanine parking, and a 4,000 square foot ground floor commercial space, the transformation of the century-old structure is a critical component of the Larkin District’s ongoing renaissance. The development features one- and two-bedroom units, with 118 of the units targeting households earning 60% of the area median income (AMI) and the remainder for households at or below 130% of the AMI. Presently, the residential units are 100% occupied with a growing waitlist, and the commercial space is fully leased by Belt Line Brewery, a local farm-to-table restaurant and brew pub.
The $40 million redevelopment project was primarily financed with 4% low-income housing tax credits as well as state and federal historic tax credits. Additional financing included approximately $8 million in soft loans from the State of New York and a $975,000 HOME loan from the City of Buffalo Urban Renewal Agency.

Badger State Lofts

Badger State Lofts is the conversion of a nearly 100-year-old tannery complex into a mixed-use, mixed-income, historic development in downtown Sheboygan, Wisconsin. The project offers 118 one-, two-, three-, and four-bedroom loft-style apartment units, as well as 8,700 square feet of commercial space. Featuring interior parking and an abundance of shared community amenities, Badger State Lofts caters to low- and middle-income families, with units set-aside for households earning between 50% and 70% of the area median income.

Reactivating a largely vacant industrial complex, Badger State Lofts is a focal point in the effort to revitalize the southern portion of downtown Sheboygan, and is intended to act as a catalyst for the implementation of the City and County’s master plan for their Innovation District – a thriving live-work-play district designed to facilitate innovation, entrepreneurship, employment and education. Acknowledging the potential impact of the project, the Wisconsin Housing and Economic Development Authority (WHEDA) awarded Badger State Lofts Capital Magnet Funds, and the City of Sheboygan and Sheboygan County provided financial assistance in the form of EPA Grants and TIF Financing for the project.

Lofts at Globe Mill

Lofts at Globe Mill is a mixed-use, mixed-income, adaptive reuse project in downtown Utica, New York. Located at the corner of Court and Stark Streets, the site and its two main buildings are home to the former Globe Woolen Company Mills – a historic mill complex dating back to the late 1800s.

Preserving the site’s historic character, KCG’s redevelopment of the property transformed the existing buildings into 149 one-, two-, and three-bedroom residential units with approximately 9,500 square feet of commercial and office space. The residential units are set aside for households earning 50%, 60%, and 90% of the area median income.

Due to residual soil contamination associated with the mill’s prior use, the property is formally registered under the State’s Brownfield Cleanup Program. Working in coordination with multiple state agencies, KCG developed a comprehensive environmental remediation plan to address and prevent hazards to the public. These efforts qualified the project for state Brownfield Redevelopment tax credits that made redevelopment of the site possible.

Park Landing

National Green Building Standards were incorporated into the development, design, construction and maintenance of the development, which was completed in 2024.

While the affordable housing crisis left Columbus with a gap of more than 50,000 units, demographics suggest the Greater Hilltop Area was been especially impacted.

Community feedback was overwhelmingly supportive as nearly 70% of renter households earn less than $50,000 annually (compared to 58% for Columbus overall) and the current vacancy rate hovers below 1%.

Exchange at 104

Exchange @ 104 is a mixed-use, mixed-income community in a historic building that was formerly home to the Commercial National Bank. Located in Fond du Lac’s South Main Street Historic District, the nearly 100 year-old building now offers 48 one-, two-, and three-bedroom modern apartment homes. Forty-four units are set aside for households earning 30%, 50%, and 60% of the area median income, and offer a preference to military veterans. The remaining four units are not rent-restricted.

KCG partnered with the Wisconsin Preservation Fund, a local nonprofit organization that promotes the preservation of historic structures and urban revitalization, and engaged Excel Engineering and Commonwealth Construction Corporation, both of Fund du Lac, to provide architectural and general contracting services for the project. While the second through eighth floors were redeveloped from their former office use into residential apartment units, the ground-floor was maintained to accommodate existing retail tenants.

The property offers a variety of social services to its tenants through a partnership between KCG Development and Lutheran Social Services. The Exchange @ 104 has also partnered with the Fond du Lac County Veterans Service Office in an effort to provide both housing and supportive services for vulnerable local veteran population.

Bellfort Park

Bellfort Park is a 64-unit rent-restricted community located in the Braeswood Place neighborhood of Southwest Houston– a diverse neighborhood with high home values, well-ranked public schools, and a varied offering of entertainment, public parks, and local area amenities. KCG’s acquisition and renovation of the 65 year-old-community feature a new children’s playscape, refreshed interior courtyard landscaping with new barbeque grills and picnic tables, and the creation of ADA accessible units.
KCG was able to make the renovation financially feasible by obtaining competitive Community Development Block Grant (CDBG) funds from the City of Houston after HUD awarded the city $400M to repair and rebuild multifamily inventory damaged by Hurricane Harvey. This funding will allow for the property to remain affordable for at least another 40 years.

The Park at Wilkerson

The Park at Wilkerson is a 136-unit affordable housing community located within the city limits of Rock Hill, in the growing Riverwalk Area.
