Blue Water Garden is 132 unit property in Hereford, TX, acquired by KCG in September 2020. A full renovation is currently underway, funded by a resyndication of 4% LIHTC from TDHCA and a Mark Up to Market Rent Increase and HAP Contract Renewal from HUD. The renovation will ensure continued access to high quality affordable housing for the local community, of which there is limited inventory given the town’s rural location.

When the rehabilitation is complete, the resulting community will offer twelve, two-story walkup residential buildings, on-site laundry and a standalone Community Building hosting the property’s office along with a childcare program and a host of other tenant services. Interiors will be fully updated, including energy efficient appliances and revamped mechanical systems, central A/C and heat – with multiple ADA units to be added as well.
