As the Maintenance Supervisor, you will be responsible for the overall maintenance. Your position will ensure our residents receive timely and high-quality maintenance repairs and customer service.

Essential Duties and Responsibilities:

(Must be able to perform the essential functions of this position with or without reasonable accommodation.)

• Communicates and follows up with the Property Manager about maintenance concerns and the status of work orders.
• Maintains the internal and exterior condition and preservation of the property. This will include but is not limited to picking up trash, cleaning common areas, sweeping or shoveling walkways, and salting icy areas.
• Contracting vendors and taking bids for special projects
• Paints, cleans, and repairs all vacant units within a timely and impeccable manner.
• Uses tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
• Performs routine preventive maintenance to ensure that building systems operate efficiently, and the physical condition of buildings does not deteriorate
• Diagnoses mechanical problems and determines how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
• Ensures that maintenance parts, supplies, and equipment are stocked and available at all times.
• Experience in repairing wiring, electrical and electronic components, and plumbing.
• Performs all other duties as assigned.

Physical Demands:

While performing the duties of this job, the individual is constantly moving about at the job site moving, building, and tearing down objects. They frequently move about and position themselves inside tight and cramped spaces. They occasionally operate a computer and other office productivity machinery, such as a calculator, copy machine, fax machine, and computer. One must be able to exchange accurate information with tenants and others in the office while interacting. The employee must regularly lift and/or move up to 50 pounds, occasionally lift and/or move up to 100 pounds. The individual must be capable of reviewing their work for errors and make adjustments as necessary.

Education and/or Experience:

High School Diploma (or GED or High School Equivalence Certificate); 2-3 years of building maintenance experience preferred; or equivalent combination of education and experience.

CPO and EPA/HVAC licensing
