Urbana at Hioaks

Urbana at Hioaks is a 216-unit affordable multifamily new construction project in southwest Richmond. Located two blocks from the intersection of Chippenham Parkway and Midlothian Turnpike, Urbana at Hioaks offers convenient access to both downtown Richmond and suburban Chesterfield County. Residents access the site via Hioaks Road and Carnation Street – two quiet, tree-lined streets that serve several market rate multifamily communities as well as Chippenham Hospital. Access to the site via Hioaks Road was made possible via a reciprocal easement agreement with the City of Richmond.

The community’s generously sized one-, two-, and three-bedroom units are provided through five, three-story garden-style buildings and a single four-story, elevator-serviced building. A large, well-appointed clubhouse with an on-site leasing and management office, fitness center, entertainment space, and business center greet residents and visitors as they enter the community. The Cassidy is a joint venture between KCG Development (lead Sponsor) and Streetscape Partners, and made possible through funding awarded through HITF funds, HOME-ARP program, Prince George’s County PILOT program, 4% LIHTC housing tax credit program, and tax exempt bond financing.

The Cassidy’s design and location are focused on supporting the 2035 Prince George’s County vision of walkable, sustainable, vibrant communities. The alignment with KCG’s mission of building better communities will be demonstrated by the thoughtful approach to the experience of being a resident in one of our communities, as well as the look and feel of our developments designed for each specific neighborhood.

The 175-unit development is comprised of 56 one-bedroom units and 79 two-bedroom units and 40 three-bedroom units situated among three four-story wood-framed elevator buildings with an attached clubhouse. The Cassidy will serve households earning up to 60% of AMI. The Cassidy will provide seven (7) units reserved for members of the YES (Youth Experiencing Success) program who are aging out of the foster care system and are in need of stable housing. The Cassidy will also reserve three (3) units for residents who qualify through the HOME program. This development will serve a demonstrated need for equitability in quality, affordable housing options for families, small business employers, and workers in Prince George’s County.

Additionally, residents will also have access to the Traditions at Beechfield community clubhouse, pool, and walking trails. All 150 units are reserved for 62+ households earning up to 60% of the Area Median Income (AMI).

Hill House is part of an 83-acre master planned retirement community called Traditions at Beechfield.
